Report a repair

We provide a day-to-day repairs service, including 24/7 emergency repairs.

A repair is an emergency if there is an immediate hazard or risk to people. This covers things like uncontrollable leaks, front or back doors that won’t lock, or having no heating or hot water. Emergency repairs will make safe any issues, with full fixes taking place as soon as possible in normal working hours.

If you have an emergency repair outside of normal hours, call 01278 444344 to get through to our out of hours team. They will take details of the issue and send someone out to make it safe.

If you think there is a power cut in your area, contact National Grid on 0800 6783 105.

If you can smell gas, call 0800 111 999.

What does Shal repair?

If you are not sure if the repair is your responsibility or ours, you can find a detailed list in your Tenant Handbook. If you’re unsure about anything, call our Maintenance team on 01278 444344.

Will I be charged?

There are some repair that we will charge you for completing. This is called a recharge. More information about recharges, including what we recharge and the cost, can be found in your Tenant Handbook.

What if I need to change my repair appointment?

We understand that sometimes appointments will need to be moved or cancelled. If you need to change your repair appointment, please give us at least 24 hours notice of this.

If you don’t let us know and we are unable to access your home at the time of your appointment, we will leave a missed appointment card and let your Housing Officer know. Some missed appointments might incur a charge.

Every missed appointment impacts the service our maintenance team are able to provide. Please talk to us if you need to change or cancel a repair, so that we can keep delivering our excellent service to every home.

Damp, mould and condensation

Damp can cause mould on walls and furniture, and cause wooden window frames to rot. It is also unhealthy. Condensation is one of the main causes of damp in homes, but there are things you can do to reduce this.

Our top tips to stay on top of damp, mould and condensation:

  • Windows – open these every morning for 30 minutes, to let the damp air out and the fresh air in. Make sure the small vents at the top of your windows are open too, to keep the air moving.
  • Extractor fans – turning these on means they can let moist air and steam out of your bathroom and kitchen. Shutting the door while cooking or bathing will stop moist air reaching other rooms in your home too.
  • Heating and insulation – warm homes get less condensation. Low background heating, on all day in the colder months, is the best way to keep your home warm and avoid condensation. In rooms you don’t use, try setting your radiator valve to the lowest setting, so that some heat still goes into the room when the heating is on.
  • Cleaning – a good mould-removing spray will help get rid of any mould spots that might appear. Wipe down windows and sills in the morning to catch any condensation drips.

Pest control

Most household pests can be dealt with effectively and cheaply using treatments available from DIY shops and garden centres. If you have large pests, such as rats, in your home, or you think there is an infestation, get in touch with us to share your concerns.If you think you have bed bugs, please contact us as soon as possible. We will be able to provide specialised information and support to deal with the issue.
